Roof Leaking Right Now? Do This First

  1. Protect people first. If the ceiling is sagging badly, keep everyone out of that room.
  2. Move valuables and electronics away from the water.
  3. Catch the water with buckets or bins. If the ceiling is bulging with water, poke a small hole at the lowest point so it drains into a bucket instead of bringing the ceiling down.
  4. Turn off power to the affected room at the breaker if water is near lights or outlets.
  5. Take photos and video of the ceiling, the water and anything damaged, with dates. Your insurer will want them.
  6. Stay off the roof. Wet tile and shingles are slick, and storm-damaged decking can give way.
  7. Call us at (925) 644-8514.

Downed trees and power lines. If a tree is down on the street or sidewalk, report it to Dublin Police Services’ non-emergency line at (925) 462-1212. For a power outage, call PG&E at (800) 743-5002. If you see downed power lines, call 911 and stay away.

Storm Damage We Repair

Wind-Lifted and Missing Shingles

Strong gusts get under shingle edges, break the seal and fold them back or tear them off. Winter storms have brought gusts near 50 mph to Dublin and knocked down trees across the city. Ridge caps and the edges of the roof go first.

Slipped and Broken Tiles

Wind and falling branches can crack or shift concrete tiles, exposing the underlayment beneath. One missing tile in a storm can let a lot of water into an older roof.

Tree and Branch Damage

Branches that rub the roof wear through shingles slowly. Limbs that drop in a storm punch holes through tile, shingles and sometimes the deck. Dublin’s mature street and yard trees, especially in the older West Dublin neighborhoods, are the usual culprits.

Leaks from Atmospheric Rivers

Atmospheric rivers bring several days of heavy, wind-driven rain. That’s when worn flashing, tired underlayment and clogged valleys finally fail, often on roofs that never leaked before.

Overflowing Gutters and Fascia Damage

Clogged gutters overflow in heavy rain and push water behind the fascia and under the roof edge. During long storms, that water can reach the eaves and walls.

How Emergency Tarping Works

A tarp is a temporary cover that keeps water out until the roof can be repaired properly.

  • We secure it without adding damage. Tarps are anchored with boards along the edges and placed to shed water, not just laid over the hole.
  • It covers more than the hole. The tarp runs up over the ridge where possible, so water can’t run in under it from above.
  • It’s temporary. A properly installed tarp can protect the roof for several weeks, but sun and wind wear it down. Plan the permanent repair as soon as the weather allows.
  • It’s priced separately from the permanent repair. Tarp price range to confirm

Can you repair a roof while it’s raining?

Not properly. New flashing, underlayment and roofing need a dry surface to bond and seal. During the storm we stop the water with a tarp, and the permanent repair comes on the first workable dry days.

Why Dublin Roofs Fail in Storms

Dublin averages only about 14 to 16 inches of rain a year, almost all between November and March. Roofs dry out for months, then get hit by a few big storms in a row. That’s why so many leaks show up during the first major storm of the season.

  • First storms of the season expose everything that dried out or cracked over the summer: pipe boots, sealants, flashing.
  • Atmospheric rivers test valleys, flashing and underlayment with days of wind-driven rain.
  • Winter wind storms lift shingles and drop limbs, especially when the ground is already soaked and trees come down more easily.
  • Diablo winds in the fall are strong and dry. They loosen roofing and branches before the rain arrives.

How do I get my roof ready before the next storm?

Clear gutters and valleys, trim branches back from the roofline, and have the roof checked in September or October before roofers get busy. Our storm-ready roof guide has a full checklist.

Storm Damage and Your Insurance

Homeowners insurance generally covers sudden damage, such as wind tearing off shingles or a branch falling through the roof. It usually doesn’t cover leaks caused by age, wear or lack of maintenance. Your policy decides, so check it or ask your agent.

What helps your claim:

  • Photos and video of the damage inside and out, with dates
  • Our written report, with photos of the roof damage and what caused it
  • The tarp invoice: emergency steps to prevent more damage are part of what most policies expect
  • Receipts for anything you had to buy or replace

California insurers, and the California FAIR Plan, also look at roof age and condition when writing and renewing policies. A storm is a good time to get the whole roof’s condition documented. See roofs and home insurance in California.

Watch Out for Storm Chasers

After big storms, out-of-area crews sometimes go door to door. Protect yourself:

  • Don’t sign anything on the spot. A legitimate roofer will give you a written estimate and time to think.
  • Check the license at cslb.ca.gov or by calling 1-800-321-2752. Roofers need an active license, usually C-39 Roofing.
  • Know the $1,000 rule. Since January 1, 2025, anyone without a contractor license can take only jobs under $1,000 in labor and materials combined, and any job needing a permit requires a licensed contractor.
  • Limit the down payment. Under California law, the down payment on a home improvement contract can’t be more than $1,000 or 10% of the contract price, whichever is less.
  • Be wary of anyone asking you to sign over your insurance check before work is done.

We don’t knock on doors after storms. We come when you call.

After the Emergency: The Permanent Repair

Once the storm passes and the roof dries:

  1. Full inspection of the roof and attic, not just the damaged spot
  2. Written report and itemized quote, with photos you can send to your insurer
  3. Permanent repair: replacing damaged shingles or tiles, flashing, underlayment and decking as needed. See roof leak repair, tile roof repair or shingle roof repair.
  4. Permits with the City of Dublin when the scope requires one
  5. Final photos of the finished repair

If the damage is extensive and replacement is the better option, we’ll explain why, and what your insurer is likely to need to see.

Emergency Roof Repair Cost

Emergency step: Exposed ridge covered and secured.

What Dublin Homeowners Say

“A tree branch went through our roof during a winter storm at night. They had a tarp on it the same evening and came back to do the permanent repair once things dried out. Lifesavers.”

We prioritize active leaks during storms. Call (925) 644-8514 and tell us what you’re seeing so we can prioritize.

A well-secured tarp can protect the roof for several weeks. Sun and wind wear it down, so schedule the permanent repair as soon as the roof is dry.

Many policies cover reasonable steps to prevent further damage after a covered event, such as tarping. Keep the invoice and photos, and confirm with your insurer.

Get everyone out of the affected rooms. If power lines are involved, call 911 and stay away. Then call us to secure the roof, and call your insurer. Don’t try to remove the tree from the roof yourself.

No. Wet roofs are slippery, and storm damage can weaken the deck. Check from the ground with binoculars, look in the attic with a flashlight, and leave the roof to us.

No. Get a written estimate, check the license at cslb.ca.gov, and don’t sign on the spot. California limits home improvement down payments to $1,000 or 10% of the price, whichever is less.
