Tile Roof Repair & Underlayment Replacement in Dublin, CA

Concrete tile can outlast the house. What sits underneath it doesn’t. Most tile roofs we’re called to in East Dublin have tiles in good shape and underlayment that’s worn out after 20-plus years of sun and storms. HomeGuard Roofing repairs broken and slipped tile, rebuilds ridges and valleys, and replaces underlayment by lifting your existing tile and setting it back down, so you get a watertight roof without paying for new tile.

How a Tile Roof Actually Keeps Water Out

A tile roof works in two layers:

  • The tile sheds most of the rain and shields everything under it from sun and heat.
  • The underlayment is the felt or synthetic sheet under the tile. It’s the true waterproofing. Water that gets past the tile, which always happens in wind-driven rain, runs down the underlayment and out at the eaves.

Many East Dublin tile roofs also have wood battens, strips nailed across the roof that the tiles hang on. At the valleys, walls, chimneys and skylights, metal flashing carries the water past the tile and into the gutters.

As long as the underlayment and flashing are sound, a few cracked tiles rarely cause a leak. Once the underlayment gets brittle and starts to tear, even a perfect-looking tile roof will leak.

Is Your Dublin Tile Roof Due for Underlayment?

Underlayment under tile usually lasts somewhere around 20 to 30 years, depending on the material and how hot the roof runs. Much of Dublin’s tile was installed in one big wave in the early 2000s.

Area Typical build years Where the underlayment is now
Dublin Ranch and Dublin Ranch Villages About 2000–2008 Many roofs are past 20 years and entering the window where underlayment fails
Early Positano and nearby Fallon Road neighborhoods Early-to-late 2000s Getting close, especially on south- and west-facing slopes
Wallis Ranch, Jordan Ranch, Fallon Village 2015 on Usually well within its life; issues tend to be flashing details or installation

South- and west-facing slopes get the most afternoon sun, and in the Tri-Valley summer that heat cooks the underlayment faster. We often find those slopes worn while the north side still has years left. That can mean replacing underlayment on part of the roof instead of all of it.

How do I know if my tile roof underlayment is failing?

Watch for:

  • Ceiling stains that appear after heavy, windy storms and dry out afterward
  • Attic stains under valleys, along the eaves, or below the ridge
  • Dark, brittle or torn felt visible where a tile has slipped or cracked
  • Leaks that return after a roofer “replaced the broken tiles”
  • A roof 20-plus years old that’s never had the underlayment checked

An inspection with a few tiles lifted on each slope tells you how much life is left. That’s useful even before anything leaks, because you can plan the work instead of reacting to it.

Tile Roof Repairs We Do

Cracked, Broken and Slipped Tile

Tiles crack from foot traffic, falling branches, or solar and satellite installers walking the roof. They slip when the nails or clips holding them corrode or when the battens rot. We replace broken tiles with matching ones and re-secure slipped tiles so they stay put.

Ridge and Hip Repair

The ridges and hips along the peaks carry the most wind. Older ridges were often set in mortar, which cracks and lets water in along the top of the roof. We repair or rebuild ridges, and where appropriate, convert to a mechanically fastened ridge system that’s more secure in wind than mortar alone.

Valley and Flashing Repair

Valleys carry the water from two slopes, so that’s where worn underlayment and rusted or clogged valley metal show up first. We clear debris, replace damaged valley metal, and rebuild flashing at walls, chimneys and skylights so it laps correctly under and over the tile.

Underlayment Replacement (Lift and Relay)

When the underlayment is worn out, we replace it by lifting the tile. More on that below.

Matching Discontinued Tile

Tile profiles and colors change over the years, and some used in Dublin’s early-2000s developments are no longer made. We match tile from current production where possible, source salvaged tile, or move original tiles from a less visible slope to the front and use the closest match where it won’t be noticed.

Tile Roofs With Solar Panels

Solar on tile uses special mounts and flashing. Underlayment work under the panels means removing and resetting them. We coordinate with your solar company; see roof repair under solar panels.

Lift and Relay, Step by Step

A lift and relay replaces everything under your tile and reuses the tile itself.

  1. Lift and stack. Tiles come off in sections and are stacked on the roof or staged nearby. Broken tiles are set aside to replace.
  2. Remove the old underlayment and any rotted battens.
  3. Inspect the deck. Soft or damaged plywood is photographed and replaced with your approval.
  4. Install new underlayment. Underlayment product to confirm
  5. Replace flashing and valley metal where it’s worn or rusted.
  6. Install new battens where needed.
  7. Relay the tile, fastened to current standards, with broken pieces replaced by matching tile.
  8. Rebuild the ridges and hips and finish the edges.
  9. Final walkthrough and photos.

Typical timeline to confirm (e.g. X–Y days for a typical Dublin Ranch home)

Lift and Relay vs a New Tile Roof

Criterion Lift and relay New tile roof
Tile Your existing tile reused All new tile
Look Same as now, so HOA approval is usually simpler New look, which may need full architectural review
Cost Lower, mainly labor and underlayment Higher, since you pay for tile too
Waste Very little Old tile hauled away
Best when Tiles are sound; underlayment and flashing are worn Tiles are failing widely, or you want a different look or material

If most of your tiles are cracked, porous or discontinued with no good match, a new roof can make more sense. We’ll show you the tile condition and give you both prices so you can decide.

HOA Approval for Tile Work in Dublin

Most East Dublin tile homes are in an HOA with architectural rules for roofing. A lift and relay that keeps your existing tile often needs a simpler approval than a material change, but most associations still want to review any roof project.

What we do:

  • Check what your HOA requires for repairs vs re-roofing
  • Prepare the architectural application: scope, materials, color and profile, timeline
  • Provide tile samples or product sheets if needed
  • Wait for written approval before starting
  • Schedule work and staging so neighbors aren’t surprised

Permits and the Energy Code

Underlayment replacement over a significant area is re-roofing work, and the City of Dublin requires a permit for re-roofing. We pull the permit and schedule the inspections. California’s 2025 Energy Code (Title 24, Part 6), in effect since January 1, 2026, includes cool-roof rules for some re-roofs depending on climate zone and slope. Dublin is in Climate Zone 12. We confirm what applies to your home, and whether your existing tile qualifies, before work starts.

Typical Tile Roof Jobs in Dublin

Partial Lift and Relay on Sun-Facing Slopes

The home: An early-2000s Dublin Ranch two-story with original concrete tile.

What we usually find: Brittle, cracking underlayment on the south and west slopes, with the north slopes still sound.

The fix: Lift and relay on the worn slopes only, new valley metal, and the remaining slopes documented for future planning. HOA approval filed first.

Ridge Leak After a Windy Winter

The home: A hillside home off Fallon Road.

What we usually find: Cracked ridge mortar and loose ridge tiles, letting water in along the peak.

The fix: Ridge rebuilt with a mechanically fastened ridge system, damaged underlayment along the ridge replaced, and nearby tiles checked.

What Dublin Homeowners Say

“Our 2004 tile roof was leaking but the tiles looked new. They explained the underlayment was shot, lifted and relayed the whole thing, and reused our tiles. Saved us thousands over a new roof.”

Tile Roof FAQs

Usually around 20 to 30 years, depending on the product and how much sun and heat the roof gets. The tile itself can last much longer, so the underlayment is normally what decides when a tile roof needs work.

Yes. That’s a lift and relay: the tiles are removed, the underlayment and worn flashing are replaced, and the same tiles go back on. Broken tiles are swapped for matching ones.

Experienced roofers step only where tiles are supported and spread their weight carefully. Some breakage can still happen on older or brittle tile, so we carry matching tile and replace anything that cracks.

Usually. We match from current tile, use salvaged tile, or move original tiles from a hidden slope to visible areas and use the closest match where it won’t show.

Many associations require approval for any roofing project, and almost all require it for re-roofing or color changes. Check your CC&Rs. We prepare the paperwork and wait for written approval before starting.

Typically yes, because you’re not buying new tile. The labor is similar, but materials and disposal costs are much lower.

Sometimes homeowners consider it, but it changes the look, needs HOA approval and may affect warranties and fire ratings. If your tile is sound, a lift and relay usually gives the best value.
